August 2025
The erosion control structure that protects New Territory from the Brazos River was completed in November 2024. In early 2025 the contractor completed access roads and security fence, and final site restoration will be completed in August as field construction begins. The complete Brazos River Erosion Control Project can viewed in a recent aerial video. To date, FBCLID 7 has received almost $39 million in grant reimbursements from FEMA and TDEM and an additional $5 million is anticipated before the end of 2025. The FBCLID 7 Board of Directors continues to thank all the residents of New Territory for their support and patience throughout this critical flood mitigation project.
FBCLID 7 is excited to announce the approval of $6+ million in field improvements for the New Territory Sports Complex. Five soccer fields were lost during construction of the Brazos River Erosion Control Project, and throughout the project FBCLID 7 remained committed to their replacement. A contract was recently approved with Hellas Construction to replace all five fields, including a major upgrade to Pivot Performance Turf, the latest generation of artificial sports turf. In partnership with New Territory Residential Community Association (NTRCA), all Musco field lighting will also be upgraded to modern LED fixtures and controls. Construction of the new fields is scheduled to begin in August and be complete by the end of 2025. Residents are encouraged to check back for future updates on the 2026 reopening of the entire New Territory Sports Complex.
After the new sport fields are constructed, NTRCA will continue to own and maintain the New Territory Sports Complex. The upgrade to Pivot Performance Turf will dramatically increase the amount of time NTRCA can program the fields for recreation. Current delays due to rainouts, maintenance, or resting the fields will be eliminated and allow for a wider variety of sports programs. These new recreation amenities will directly benefit the residents of New Territory, and since the fields will attract regional users from outside the community, they will provide an indirect benefit to New Territory businesses as well.
Pivot Performance Turf does not require infill material like many artificial turf surfaces, and this dramatically decreases maintenance costs. While artificial turf fields initially cost more to construct, the reduced level of maintenance will save NTRCA $150,000-200,000 per year. The Pivot Performance Turf material also comes with a 12-year replacement warranty. Based on a lifecycle comparison, the ultimate cost to the New Territory community will actually be lower after 8-10 years and within the 12-year warrantied lifespan of the fields. The new LED lighting system also comes with a 25-year warranty that will further lower NTRCA maintenance and operational costs.
